RATES

Site with full hook-up !

Daily rate / 1-6 nights – $55 per night
Weekly rate / 7 nights – $300 per week (includes electric)

Monthly (Sites 1-10) – $650 and up, depending on site
Monthly sites include water, septic, and high-speed internet.  This rate is for 2 Adults, 2 Children. All monthly guests must have a current cell number & driver’s license on file. 

The discounted monthly rate for Sites 1-10 excludes electricity. Electric is billed at the current Georgia Power rate.  Please note that this rate fluctuates, and we cannot predict what the rate will be until after the bill is received.

Monthly (Sites 11-13 are not metered) Call for availability & pricing.

Site fees renew on the 1st regardless of start date
Subsequent months are due on 1st, late after the 5thLate fee: $25

 Non-Refundable Deposit: 50% of the first month due when reservation is made.

Balance will be due on check-in day.

**Please note: We must have 30 days’ notice to vacate if you are here monthly.
Should you need to leave unexpectedly, you are still responsible for charges.

 

ELECTRIC

This is a pass-thru charge.  Please understand that RVs use and lose more electricity than a traditional dwelling.  Our suggestion is to research ways to cut down on electric usage for your specific RV!

Electricity bills are read on the 5th of the month and posted to your online account.
Payment is due on the 15th of each month. Late fee: $25

OFFICE / HOURS / PAYMENTS

  • We do not have a designated park office. Please text us directly at (912) 353-0697 if you need assistance.
  • For your convenience, cash, check, money orders, and correspondence may be placed in the locked, mounted black drop box located outside the back door of The Manor.
  • You are welcome to pay by various methods. If desired, we do have an automated payment system that will relieve you of the hassle of remembering.

Additionally, please note the following charges that may be applied to your account:

Cash, Check, ACH Draft: No additional fee

Venmo, Cash App, Paypal: No additional fee

Automated pymt made by debit / credit cards:  3.0% surcharge

NSF for check or ACH: $30

Late fee on site rental: $25

Late fee on electricity bill: $25

Primitive storage: $75 per month

Mail Box:  $25 per month

PARK GUIDELINES

RV’S

  • We reserve the right to refuse RV’s based on their age and physical condition. If the RV is older than 10 years, we must have a picture before approval.
  • McIntosh County mandates the use of sewer gaskets/seals. Sewer hoses on month-to-month rigs should be raised off the ground and properly routed, with no obstructions or items improperly supporting the sewer lines.
  • Commercially made wheel covers are allowed.
  • RVs must be kept clean and washed at least 2 times per year. Please let us know if you need assistance with this. We have contacts for having this done. (Est charge $100)
  • RV’s need to be running and in great working order. No tarps over the roof, no leaks under the RV, no missing panels or siding, no major dents, or accidents.
  • Repairs & maintenance may be done onsite with a licensed RV professional.

PERSONAL VEHICLES

  • Each site is limited to one (1) RV and one (1) vehicle. A second vehicle may be approved if site width permits. More than 2 vehicles are not allowed. This includes golf carts, motorcycles, and any other type of transportation with wheels.
  • All Vehicles must be registered with a valid license plate, well-maintained (no oil leaks), and operational. Inoperable or unlicensed vehicles are not permitted in the park.
  • The speed limit in the park is 5 MPH (miles per hour).
  • No automobile repairs or maintenance may be done in the park. No exceptions.
  • All vehicular noise is to be kept to a minimum. Please be mindful when warming your diesel engines — they can be very loud.
 

SITES

  • We do not allow sites to be cluttered with personal items (tools, flowerpots, plastic flowers, etc.)
  • Outdoor furniture must be kept to a minimum and needs to be easily movable on a few hours’ notice. (Examples: for seasonal site cleaning and in the event of a hurricane!)
  • No permanent tents/structures. No storage units of any kind. This draws insects, rodents and is a fire hazard.  You may have a pop-up, easily movable tent that is used for recreation purposes.
  • No appliances outside the RV (Example: refrigerator, freezer)
  • The entire site needs to be easily accessible for lawn care, maintenance & repair work.
  • Park staff will do maintenance on all sites the first week of each month.
  • Please do not move the picnic tables from other sites.
  • No open storage containers. (Limited plastic containers with lids are permitted under your rig, if kept orderly.)
  • No decks of any kind attached or detached from RV, per county regulations.
  • No clothes lines or hanging laundry, per county regulations.
  • Campfires are prohibited at sites, per county regulations. A smokeless fire pit is encouraged.
    There is a communal fire pit for all to use. You are welcome to use this at any time.
  • Gas or charcoal barbecues must be small, portable, and stowed away after use.
    Cooled ashes need to be bagged, sealed, and disposed of in the dumpster, per county regulations in conjunction with the fire department.

 

PETS

Pet Fee: $25 per month, per pet

Pets are always welcome as we know that they are a part of your family!  You are free to walk them on a leash around the entire property or let them run free in the dog park.  We simply ask that you use a commonsense approach when visiting with them. 

  • Maximum of 2 pets per site. Compliance is mandatory. Remember — cats are pets too, and the rules apply to them. They are not to be let out to roam.
  • Pets must always be on a leash with the owner when outdoors. Pets cannot be tied outside and left unattended. No dog houses or kennels allowed.
  • Guests must pick up behind their pets. The pet park is equipped with doggie bags for your convenience. Please make sure the bag is securely sealed and placed in the trash can.
  • Should your animal dig holes or cause any damage to the park or your site, you are responsible. 
    Please fill holes and be mindful of our fur babies’ natural tendencies to dig & chew!
  • Excessive barking will not be tolerated.

 

LAUNDRY

We charge a nominal fee to use our laundry facility ($4 per wash/dry). The fee is payable by the app: “PayRange”.  Please let us know if you have questions regarding the use of machines.

  •  
  • Machines are for general-purpose use only. Please wash the following off-site:
    Comforters, heavy blankets, shoes, heavily soiled items, sandy items, and dog bedding.
  • Please turn the lights off & the AC up when you are finished with usage.
  • Remember that we have others to share the facility with! Please clean up after yourself. Also, If you need to leave while your laundry is running, please set a timer to remind yourself to come back when the cycle has completed.
  • No smoking or vaping in any facility or building.
 

DUMPSTER / TRASH BINS

  • Please help us to have a neat & odorless Throwing open containers, unbagged/open pet waste, food containers, or other related items in the dumpster will attract bugs and create an unpleasant smell.  We value the beauty of our park and hope that you will too.
  • The dumpster is for bagged trash only. Large items (furniture, etc.) are not allowed per our waste management company.

 

DUMP STATION

  • The dump station is located next to the dumpster. You are welcome to use this at any time.

 

VISITORS / QUIET HOURS

  • Visitors must always be accompanied in the park by the registered camper.
  • No visitors are allowed in the park after 10 pm. Violation of this rule will cause immediate termination of your reservation with no refund.
  • Overnight guests must register with the office by texting (912) 353-0697. (Full name, copy of driver’s license). This is a security measure that will be enforced.

Why do we do this?  For YOUR safety and security.
This is a measure that we hope that you will honor.

  • We know that when you are camping, having fun is never a challenge. Your fun must be mindful of campground quiet hours. 10 PM – 8 AM is mandated as quiet hours.


EMERGENCY AND SAFETY

  • If you need to call 911, and time allows, please text or call (912) 353-0697 so staff can be prepared to help emergency personnel to your site.
  • If you observe any activity you believe to be of concern, call/text (912) 353-0697, 24/7.

 

MAIL / PACKAGES

  • A P.O. Box is suggested if you are staying longer than one month.
  • If mail or packages are sent to the park’s address, an additional $25 monthly fee will be incurred. You will have a locked, secure box in the laundry room specifically for you.  Mail will go in these correspondence boxes.  Packages will be delivered to the plastic bin located outside of the laundry room.

These guidelines were established with a “Good Neighbor Policy” in mind.
Since every contingency cannot be covered, modification may be necessary from time to time. 
Your compliance is much appreciated and will ensure a pleasant stay for all guests.
